What we are we looking for:
We're searching for our Associate Investments DACH in our Real Estate in our Munich office. You'll provide mainly support local investment teams on transactions on the DACH market. As part of the day to day duties you will support the investment management activity of the DACH.
Among other tasks, you could be involved in: Transaction related activities:
Supporting the transaction team with the analysis of potential investment opportunities across the whole process chain
Helping in preparing the investment memorandum to be presented to the Investment Committee members
Accompanying members of the team to meetings with third parties and to site inspections
Assisting members of the transaction team during due diligence process and coordinate third party consultants; reviewing of due diligence reports and analysis of impact of findings
Asset Management related activities:
Supporting the asset management team with the management of existing portfolio by:
Preparing Argus cash flows for allocated assets and assisting in creation of the Annual Business Plans (ABPs)
Ensure upload of approved annual budget in Yardi according to the relevant mapping to ensure Yardi numbers are in line with the approved ABP
Assist Asset Manager in reviewing monthly /quarterly reports in Yardi to ensure all budget vs actual reports are accurate and explanations of variances are provided. Collaborate with accounting providers to ensure correct accounting record.
For the assets under development collect and monitor development tracker for completeness and accuracy according to company agreed template. Ensure CAPEX monitoring and reconciliation
Assist in management of the liquidity for the development and CAPEX projects: monthly drawdowns of equity/ external debt/ reconciliation of budget vs actual spent
Ensure Lease Approval Form is completed and signed off for any new lease agreement/ renewal signed according to defined process.
Assist in preparation / review of the performance analysis: NOI / capex/ valuations/ IRRs and deliver relevant data for the purpose of MSCI / INREV reporting
Handle provision of all necessary data for the valuation purposes/ ensure the timeliness and completeness of delivery
Accountable for maintaining close relationship with the appointed PM/local operator: meet frequently, discuss key activity, understand both quantitative and qualitative data, support the AM in the routine management and supervise and report on agreed important metrics.
Ensure knowledge of the CRREM model to be applied as part of DD process before the acquisition and / or during the lifetime of an asset as the need arises
Execute/ensure ongoing data validation and reconciliation process to confirm the completeness and accuracy of reportable data in all relevant systems according to agreed cadence and schedule (in particular Voyanta or any-future system).
What you can bring:
Initial professional experience in an investment environment, including a part working in the Real Estate sector, ideally in a private equity, investment manager, investment banking firm or advisory firm.
Background could ideally include transaction, financing and asset management experience and specifically deal execution including all aspects of internal approval documentation, due diligence, and implementation.
Excellent financial modelling skills in Excel, and broad digital literacy including Word and PowerPoint. Argus is a plus.
Work as a part of a lean local team and remotely across international offices.
